As a homeowner, you play a huge role in the timely sale of your property.
      The following steps will help us  sell your home faster for the highest price possible.
 

(1)   One chance to make a first impression
    
Prospects are welcomed by a clutter-free porch, neatly trimmed shrubs and a well-manicured lawn.  A clean exterior of the home also grabs attention.  Power washing or touching up paint will achieve a bright new appearance.  Depending on the season, you might need to do a little more TLC.  If it’s fall, rake the leaves.  If it’s winter, shovel the walkway.  If it’s spring, plant some bright colored flowers.
 

(2)   Clean equals green
  
Everyone likes a clean home but a messy one leaves a bad impression and could dictate the offers on the property.  Take this opportunity to clean up and de-clutter all the rooms in your home.  Make sure the living room looks open and large.For the kitchen and bath rooms, make them sparkle and shine.  These are the main rooms that sell a home so make sure they stand out.  Also, clear out all unnecessary items in those closets.  Everybody wants more storage!
 


(3)   Routine maintenance    
Check and repair any damaged or unsightly caulking around the home.  Also, touch up any woodwork that is scuffed or discolored to give the home a little facelift. Make sure cabinets and closet doors don’t stick and are operable to others. Change burned out light bulbs so prospects can see how great your home is.  These may seem like insignificant items but they  could detract or attract prospects.
 
 

(4)   Sweet dreams    
Make sure bedrooms are spacious and comfortable.  Don’t overload the room with excess furniture.  Help prospects envision themselves curling up after a long day at work and relaxing in their own private retreat.  A bright colored bedspread or pillows add sparkle to a room.
 
(5)   Let the sun shine
Pull back the curtains and open the blinds.  Natural sunlight does wonders for a room and puts us all in a good mood. 
 
(6)   Be Invisible
When prospects are touring your home, it can be uncomfortable if there is a crowd.  Most buyers won’t take the time to tour the property like they typically would.  They tend to feel rushed and want to get out as quick as possible.  It’s hard to sell a house to someone who hasn’t seen it.  Take this time to run errands or go visit with the neighbors.
 
 
(7) Pets
Animals are great companions but not everyone wants them around when they are touring a potential property.  Keep them out of the way so there are no distractions and prospects can focus on how great the home is.

 


(8)   Volume control
Music is great but remember not everyone has the same taste.  Tuning into a station offering a mix of tunes works well.  And be sure to keep it low and inviting not loud and irritating.
